In the Fall of 2018, we made a substantial investment to bolster our decision-making process through the use of technology. The result was EARLY™, a comprehensive quantitative analytics platform that generates a rating and rank for all locations under consideration for a potential senior living development. For each location, EARLY™ examines hundreds of data points that range from the older adult population to occupancy rates of nearby competition to local school ratings.

Our team then performs a qualitative assessment of any favorable location to determine whether a site should be pursued. EARLY™'s robust quantitative analysis and our team's detailed qualitative research combine to form an effective means to establish and maintain a pipeline of excellent senior living development opportunities.
Build from the ground up
When EARLY™ came online in late 2018, we had no senior living communities under development, and therefore, no units. Our team had the drive and determination to become a leading senior living developer, but we lacked direct senior living development experience so we added experienced personnel to our team.
By the end of 2019, we had three senior living communities units under development that totaled 249 units, and we expanded our footprint to include Maryland and Virginia in order to follow what the data was telling us.
By the end of 2Q 2020, we had over 495 units under development. Once again we expanded our footprint, this time to include California and Washington.

Quantitative Analysis + Qualitative Research = Precision
In our quest to find the most appropriate location for new senior living communities, we developed a proprietary data analytics platform called EARLY™, which conducts a thorough quantitative analysis of any potential project. For each property, hundreds of data points are obtained and processed to provide a comprehensive quantitative conclusion. EARLY™ enables Flournoy to separate the great opportunities from the good opportunities. Once quantifiably verified, we apply our know-how to research qualitative aspects of the property. Finally, only locations that meet both our quantitative and qualitative requirements gain approval to proceed into development.
